Newtown property records suggest that on December 25, 2009 a total of 35 properties located on and around Yogananda Street in Sandy Hook were transferred at zero value to new owners.

The transactions include the house belonging to mysterious figure Chris Manfredonia, who was apprehended by police on Sandy Hook School grounds on the morning of December 14, 2012.

The following video illustrates information previously examined in January 2013 at Sandy Hook Truth.


“It’s not just Yogananda Street that was given away on Christmas of ’09,” the researcher argues.

Yogananda addresses 6, 7, 8, 10, 11, 12, 13, 14, 15, 16, 21, and 23 all bear identical transactions to the ones exhibited here; 24 is owned by the town, while 18 is a normal transaction.

On Charter ridge, 45, 47, 63, 71, and 72 appear normal and 61, 62, 64, 65, 66, 67, 68, 69, 70, and 73 are all December 25, 2009 transactions . This makes a total of 35 homes given away on Christmas day of 2009. All of these properties surround the Lanza home.

*Correction: The post initially noted that the Lanza residence was included in the homes with the unusual 12/25/09 transaction. In fact, only the records for numerous homes around the Lanza house are among these.

  1. This is an amazing finding. 3 years before the “event”, houses given away. Who was the sugar daddy? Was this an early part of the “event”? Were these people who moved into the “gifted” houses under changed names during the “event”???

  2. There are many more than that. I believe someone contacted the town clerk and were told that it was something with their computer system. Most homes in that area have that $0 value and sold date of December ’09. I’m suspicious of this but it seems impossible to determine what it’s really all about without physically going to the town and viewing the real estate records.

  3. Truth is there are 100s of homes with the sale price of 0$. They are spread all over Newtown.

    I contacted the Newtown town office to ask about this oddity and was told that they had moved all/many their records to a new database and had tagged those properties with the 12/25/09 date as a way of distinguishing them.

    Even tho the answer was unsatisfying I had little information with which to challenge the assertion so I thanked her for her time and the info.

    After chewing over this topic for several months I found it easy to sign off on the clerical/cataloguing answer. There just seem to be too many homes spread over to wide an area to be conspiratorial…but…who knows.

    Unfortunately,to add to the suspicion, the last time I checked, the Newtown land records database is still unable to be accessed. The gal I spoke with had to idea/time table for when it would be accessible again.

    1. I saw this and the explanation months ago as well. I will say for sure that there is something funny going on with real estate in the area, whether or not their explanation is partially true.

      I wish more blogs kept focus on sandy hook. They are between a rock and a hard place and any pressure at the least makes it fun because you know they squirm.

  6. Connecticut as a laboratory for psyops. The “Stepford Wives” (book by Ira Levin) saga was set in the state and the film version shot there.

    Could have something to do with its proximity to NYC. Murky government agencies, compliant citizenry. Across the country, many over-built and over-priced houses could not be sold after the housing bubble burst.

    Gifting–a good way to recycle real estate? In California, as municipalities went bankrupt, entire complexes sat decaying in the hot sun and demolition of whole blocks was possible. The thought occurs that this situation happened in Newtown; with the aid of city fathers and fellow residents, the town was offered a deal it couldn’t refuse to recoup some of its worth. I suppose money exchanged hands somewhere up the chain of command. Money zips many lips. And after all, it’s to fight terrorism. Find the source of the payout and solve the case.

Zillow.com has always been a great source on real estate, if the home is not for sale there are details on past sales, estimated value, taxes paid, etc. These homes do not exist there, but yet do on google maps. Was looking on the Newtown website and thought it odd the biggest employers were the town and state governments and the utility companies make the most money. There is a huge gas pipeline being constructed to bring in all that PA fracking gas, and my theory is that those home owners got a sweatheart deal and did not have to pay taxes on it. Iroquois gas pipeline goes smack thru CT and wouldn’t you know it, it supplies Long Island! They are currently partnering with the corporations building this huge expansion – The Wright Interconnect project that will bring this gas to the NE. Darn the luck, the link on the site for the future project Eastern Long Island Project does not seem to work!

      1. It always seemed curious to me that the Long Island Power Authority is supposedly a non profit entity established to bring [buy] power to the island. They have been under fire in recent years as the reliability and availability of power has been less than stellar. Here’s a proposal from Iroquios Gas that will provide another much needed pipeline to drive the newly planned gas electric generating plants and to reduce the need for the use of oil, which of course is one of those dirty fuels.         1. PS&G of NJ is taking over management from LIPA on 1/14 as they did such a terrible job of restoration after Sandy. LIPA will still ‘own’ the system and it’s $7 billion in debt. Iroquios will have to deal with the new management to get that much needed PA gas on the island.

    1. That gas was coming from Canada, not PA. The Iroquois Gas Line Co along with the city of Newtown and state of Connecticut bought out the town of Sandy Hook because the people of the town bitched and complained about the pipeline and all the heavy equipment trucks and workers being brought in to the town was causing major congestions and destroying the roads of this once quiet town. I cant forget to mention that this gas company owns a monopoly of land in CT. No one has lived in Sandy Hook since 2009 and you cannot use ground view on Google Earth anywhere past the fire station and it was last dated in 2008 or 2009.

  8. Interesting, but I suspect not gifted to any particular family but purchased for their use for the SH event. Need to check out the people involved, not the reported facts. And don’t look for the children, because many of them will be well into adulthood now (note the older classroom photos). If you can find out who bought them to loan them out for the actors, now there’s some key info (or at least a link to some key info).

  9. wow. now the obvious question is who gifted them to who. If the families whose children were victims, or putative victims, of the Sandy Hook atrocity had their homes gifted to them, it would be a further indication of the surreal nature of the event. And this was done three years before the shooting. And the Sandy Hook shooting had strong ties to the Marathon Bombing.

    What is the point of this bizarre Orwellian scenario? I don’t think we’ll know until the third shoe drops. The head of Homeland Security has been transferred to the administration of the U of California, perhaps to keep Berkeley and the other universities in line for the next scenario in the sequence. In the meantime, the real estate angle gives investigators something new to work on.

    If this is related to the imposition of martial law or something similar in the US, that would indicate the need for a war. James included these scenarios in his anti-war speech, but it is difficult to get the American people to see the relation. Just Conspiracy Theory Whackos ruminating.
    Especially as we don’t know what is coming. But I would guess the American people will eventually see it, but not as a happy discovery.

  10. Well, this matches up perfectly with my research not long after the incident – I found that wayyyy too many people involved had moved to the Sandy Hook area in a 2-3 year window. So many new residents being involved was just too weird to be a coincidence.

    1. Has anyone heard anything about the missing real estate ( or estate agent we call them.).. I can’t recall his name, He could be tied into all this.. He was last seen early one morning at a gas station, Did he ever turn up?

      1. I was looking at the missing real estate guy – interestingly, I could find no listings for him. It looks like he specialized in appraisals. So, wondering if he primarily was hired by banks, etc. to do appraisals in connection with mortgages and nothing else. Now, here we have a bunch of homes with reaaaaaallly strange value records. Curious, indeed.

    1. Taxes are collected based on the assessed value of homes, not the sales value. There are assessed and appraised values associated with these homes, although the creator of the video has chosen not to show you that data. The database he shows you is used for tracking property assessments, not property sales, although it may contain some data on property sales. A $0 transaction dated 12/25/09 does not mean the property was “gifted” on that date. It reflects that the property’s assessment was modified with a $0 real estate sale because there was no sale or transfer of ownership. The date of 12/25 would have been chosen to identify these properties because there would be no valid real estate sale transactions on that date.

      1. The video does provide a link for anyone to verify the information on their own. I do not rule out a simple explanation for this, suggested throughout the comments here, yet if the property’s assessment was indeed modified to address a technical glitch or bookkeeping error then such a transaction would likely be registered for all properties. It is not.

        1. It’s doubtful that the data was entered manually. More likely, the data was imported from another source, some with sales transaction information, some without. Depending on the last time the property changed hands, not all would need the $0 transaction. If we had the time and inclination, we could probably determine the pattern of which properties have the $0 transaction and which do not. Regardless, I don’t see how a $0 transaction amount for the Lanza property. And the Manfredonia transaction isn’t $0 either. Manfredonia didn’t own the house in 2009, so the $0 transaction was recorded for the previous owner. When Manfredonia bought, the purchase price was recorded and reflected in the assessors database. Many of the properties highlighted show the same owner “gifting” the property to themselves. If I can “gift” my property to myself for $0 and somehow stop paying my mortgage, please advise. I encourage people to look at the data themselves, too. If they do, they will find the $0 sales transaction is not an anomaly to just the Newtown project, but is present in all the on-line databases provided for various municipalities in multiple states. For information on real estate transactions, I would recommend you check out Trulia or some other database that tracks property sales. Property sales values do not necessarily reflect the accurate assessment value of a property, and as such are only a secondary concern in an assessment database.

  11. Well, now isn’t that a caution? The old bugaboo ‘energy crisis’ rears its ugly head and hovers over little Newtown like a suffocating miasma. Everyone needs power and power rules, both in the abstract and in fact.

    But wait! What a coup to bring all the disfunctions under one sweeping scenario and combine them into a thriller plot guaranteed to push an agenda. That goal is right under our nose: gun control and possible soft-implementation of people control–aka ‘martial law.’ For the good of the whole. We must sacrifice the individual to the collective.

    Smacks of totalitarian politics to me. Who would not give up their sovereign rights to make a better world?   12. These homes are available in Zillow when you search by Sandy Hook. Here is something else which seems very strange when you are looking at the sales history on them valued around one half million today. 36 Yoganada [not for sale] bought 1997 for $97k, sold 98 for $405k. Other homes on this street – #7 ’95 for $95, sold ’96 for $346, #8 3/95 for $95, sold 12/95 for $318, #5 ’95 for $95, sold ’96 for $343, #31 ’97 for $99.5, sold ’98 for $420!

    1. See the pattern now, builders build homes and presumably sell them to a holding company, who then sell them to actual buyers. This would account for all the homes initially selling for the exact same low price and then reselling for huge amounts. Sure glad I do not live in these high priced states!

If it was due to a transfer the records to a new system (the official explanation)…I could see using the dates of 12/24 or 12/26 or 1/2. I wonder who arbitrarily would pick Christmas Day?

      Hopefully these records are in the midst of a correction. The registrar’s duty is to maintain accurate records, of course. Very strange.

      1. Why would it make mores sense to use 12/24, 12/26, or 1/2? People actually close on houses on those days. If I use 12/25, I know as the database administrator that it is a record created during the import because businesses are closed on 12/25. It makes it very easy to identify records that were created during the import.

        1. Makes sense – your excuse for the 12/25 date being used in this incident for record transfer. But why would a records office create a false record to flag a file for a system switch? The public is seeing false data. Is there no other way to flag a file?

          So, its been a few years…why it is that this record is allowed to remain inaccurate? Please share additional insight if you have…

        2. It’s not really a false record. It’s “dummy data” within a legitimate record. The record contains legitimate data – property address, property owner, assessment value, etc. Dummy data is benign data that serves no useful purpose. When importing a mass number of records, the import procedure can be defined to assign dummy data to any record that does not have real data in a particular field. This might be required in order to allow the import procedure to run, or maybe designed to make it clear which records were created during the import. For example, if I migrated my contact databases to a new database that required that each contact have a phone number, I might assign the phone number “555-555-5555” to every contact who I did not collect a phone number for in the original database. It doesn’t mean those people don’t have phones, or all share the same phone number. As to why the information remains inaccurate– Pretend you are the project manager responsible for the revaluation project. Historical sales data has little value in your project. You are trying to collect current assessment values. You have a deadline and limited resources, so you don’t want your employees wasting their time researching and recording sales transaction data from 1998. Recent sales data, however, can be relevant to assessment value. So, you may task your team with importing sales data from some date forward. if you continue to use the database, you will record that information moving forward whenever possible. At some point in the future, you may be mandated to import accurate historical sales data into the assessment database. This would be a huge undertaking, and you would get fired for directing your employees to undertake such a project without a legitimate end goal. You don’t mean to deceive the public, but unfortunately the public doesn’t understand the goal of your project and is misinterpreting your data. Your database is available to show the public legitimate, non-deceptive assessment values. When the public questioned your data, you would advise them as to the scope of your project and refer them to the appropriate resource that holds the information they are seeking.

        5. I would think that the insertion of ‘dummy data’ within a legitimate record open to the public would constitute data fallacy. I would further suggest that leaving information in an inaccurate state does leave

          the presenting data in a false state which is a false record, for the person entering the data system for examination of existing information.
          When you state ‘you don’t mean to deceive the public’ well I think you could only speak of your own case and the honesty of your intentions because the use of dummy data roots into huge scientific studies into misuse of statistics, data and arguments that assert falsehoods which fill many reputable study journals.

          Data available to the public should contain information in the state of transparency and correctness which would clearly show that professionals are doing their jobs and would clearly dispel chances for the public to misinterpret data.

          I would wonder and question why any project which builds other highly complex information structures is even allowed to use ‘dummy data’ when it imports from already existing resources holding information open to the public and then it has no responsibility or accountability to return and ensure that information remains in a state of accuracy.

Yeah, I think what Beth is saying makes sense from a data perspective at least for the commercial sector, but if we are actually speaking of public records at the registrar’s office, it’s a very serious breach. Keeping a historical record of who owned what, and when, is part and parcel of the very raison d’etre of the office. Maybe there’s something there, or maybe the attention that Newtown’s been receiving has, in this instance, simply served to highlight some rather shoddy database work. I suppose more will come out as time passes.

  15. The transactions don’t show on Zillow and realtor.

    35 Charter Ridge Dr, Sandy Hook, CT 06482 was sold in 2011 (after 2009, where no transactions are listed.) I think what was discovered is either a reassessment glitch or just a glitch.

    On Zillows site, Sandy Hook is a recommended school w a 10/10 rating. I guess they didn’t get the word yet.

    Other properties with the 12/25 date and 0 value.

    In fact, many if not most of the properties in Newtown share this anomaly. It is indicative of a data base error.


    I think 0 is the value if there is no assessment value in the database.

  17. Currently there are 114 homes for sale, listed in Zillow in the immediate vicinity of the Sandy Hook Elementary School area, that’s an awful lot for such a small community? Looks like their market value is plummeting as well. Any takers of people wanting to move TO Sandy Hook and Newtown? Not likely?

    Lanzas first mortgage lines up with the last sales date for their address.

    Checked on Trulia.com and it all matches up. Lots of further mortgages and they look like refi’s.

    Same for Christopher Manfredonia.

      Another researcher (article here) has done more extensive research concerning some of the property records and parties in question. Can their findings be so easily dismissed?

    2. I recall that someone at the property assessor/registrar’s office came out when this first came up (quite some time ago) and said the reason for the zero transfer was because of some records transfer-software thing. If it is only on 30-40 properties, I wonder what the variable is on why it is just a “record issue” with these properties.
